Center Designed for Light Industry : Los Alamitos Development Emphasizes Landscaping

Mention Los Alamitos to most people and they think of quarter horse racing at Los Alamitos Racetrack--a facility that isn't even in the Orange County community of Los Alamitos: it's in the adjacent city of Cypress.

The people at O'Donnell, Brigham & Partners are not so naive to believe that their $27-million Los Alamitos Corporate Center will become as well known as the race track.

They will be satisfied if the mixed-use development on the south side of Cerritos Avenue between Los Vaqueros Circle and Lexington Drive attracts the intended distribution, light-industrial and high-tech tenants.

"We are delighted with the support we have received from the city of Los Alamitos and are looking forward to creating an aesthetically exciting and economically viable project," according to Wm. Blair Armstrong, Southern California resident partner for the Costa Mesa-based firm. He said that fully 45% of the 36-acre site will be devoted to landscaping and parking.

Construction of the first phase, with about 448,000 square feet of space, is scheduled for completion by next summer. The 12-acre second phase will be available for build-to-suit projects, expansion space or could support another 200,000 square feet of light industrial and technology manufacturing space, he said. The second phase, scheduled for development in 1986, also includes a restaurant site on Cerritos Avenue.

The architects of the project, Himes-Peters Architects & Associates, Costa Mesa, have designed for the first phase 10 one- and partial two-story buildings that feature extensive use of textured concrete and solar glass, sited in a park-like environment. There will be about 1,100 parking spaces. The contractor is Oltmans Construction Co., Monterey Park.

Los Alamitos Corporate Center is being financed through a participation mortgage by Wells Fargo Bank's Real Estate Industries Group.

In addition to the Los Alamitos project, O'Donnell, Brigham & Partners is developing and marketing about 2.3 million square feet of space in the Ontario Airport area, Tustin, Cerritos, Irvine, Costa Mesa and Yorba Linda.
