Genstar Southwest Development has announced tentative plans for a $10-million, 30-acre combined shopping center and civic center in Rancho Penasquitos.
The project, Rancho Penasquitos Towne Centre, ultimately is expected to include a 194,700-square-foot shopping center, police station, library and park, Genstar president Robert B. McLeod said.
Genstar is scheduled to sell 10 acres to Wall Street Property Co. of La Jolla for development of the shopping center, and 1.2 acres to the city of San Diego for construction of a library, McLeod said.
The shopping center will be developed first, with construction of the 97,000-square-foot first phase expected to begin early this year.
The site is bordered by Black Mountain Road on the west, Paseo Montalban on the north and Salmon River Road on the east.
In a related matter, Genstar sold 6.5 acres of land adjacent to Penasquitos Plaza for construction of a $6.3 million shopping center to be known as Penasquitos Plaza II. The developer of the project is Arnold Pacific Properties of Tustin.
RSJ Firm to Build
Santa Monica-based RSJ Development Inc. has announced plans to build a new, $3.5-million shopping center, to be named La Sierra Place, on a three-acre site in Riverside.
The 40,000-square-foot development is planned to offer a variety of retail and service businesses in three buildings. Construction was expected to begin this month. Completion is scheduled for next fall.
The site is located at the intersection of La Sierra and Minier avenues. The leasing agent is Johnstown Properties of El Toro.
Construction has been completed on Montclair Village, a new $4.7-million shopping center in Montclair, according to Kenneth B. Dunford, president of San Diego-based Collins General Contractors. Developed by Jim Dromgoole of Asset Development Co., of San Diego, the project occupies a 4.42-acre site at 8801 Central Ave.
Designed by San Diego-based Edward L. Oremen & Associates, the project's three attached buildings and one free-standing structure offer a total of 51,275 square feet.
New Plaza Opens
Sycamore Plaza, a new $6-million shopping center developed by Pacesetter Business Properties, has opened in Lake Forest. Among the first businesses to operate at the center are a Mobil service station and a 44,000-square-foot Albertson's supermarket. Construction has also been completed on an additional 20,000 square feet of retail space. Also planned for Sycamore Plaza are four additional free-standing buildings. Situated at the intersection of El Toro and Trabuco roads, Sycamore Plaza will include a total of 84,000 square feet of retail space when all construction is completed.
