Easy access to a freeway is a major consideration for any commercial development in Orange County, but it's only the beginning: The freeway must not be one that is gridlocked most of the time.
The developers of the more than $100-million, 600,000-square-foot State College Plaza are betting that its northern Orange County location--opposite the Anaheim Stadium--will make it more accessible for commuters into Orange County than developments farther south.
Construction is under way on the first phase of the three-phase joint development of Dunn Properties Corp., Santa Ana, and Bill Singer & Associates, Newport Beach.
The initial phase consists of a more than $20-million, 126,000-square-foot, six-story office building at State College Boulevard and Orangewood Avenue. Completion of the steel-framed, glass-sheathed terraced structure is scheduled for March, according to a Dunn Properties spokeswoman.
Designed by the Irvine-based architectural firm of Robert S. Kraft & Associates, the building offers easy access to three major freeways: the Santa Ana, the Orange and the Garden Grove.
The general contractor is Saffell & McAdam, Irvine. The Orange office of Coldwell Banker is the leasing agent for the development, which will have three mid-rise office buildings when it is completed.
State College Plaza represents a new direction for Dunn, a unit of the Pacific Lighting Real Estate Group that has concentrated its efforts for the past 25 years almost exclusively on industrial and research and development facilities.
The firm plans to continue its expansion into the office market and is planning facilities similar to State College Plaza in other areas of the Southland.
Among the firm's 12 projects currently under construction in California is the 57-acre East Anaheim/Dunn Business Park at La Palma Avenue and Kellogg Drive near the Riverside (91) Freeway. The four two-story buildings that make up the park's Anaheim Corporate Center are scheduled for completion by the middle of July.
In Escondido, an August completion is projected for the seven-acre, 98,820-square-foot Dunn Properties' Escondido Business Center on Andreason Avenue, near California 78 and Interstate 15.
A September completion is projected for the second phase of the firm's Santa Susana/Dunn Business Park near Los Angeles Avenue and Tapo Street in Simi Valley. The development will have four multi-tenant buildings and four free-standing industrial/research and development buildings.
