Research & Development Centers : $12-Million Center Reaches Completion

The $12-million, three-building Koll/Carmel Mountain Ranch research-and-development complex has been completed on 6.2 acres at 15070-15110 Avenue of Science in the Carmel Mountain Ranch development, San Diego.

The project offers 111,000 square feet of ready-to-lease high-tech research-and-development office space and parking for 450 vehicles, according to John Burnham & Co., leasing agent. The complex is a joint-venture development of Koll Co. Southern Division and Carmel Mountain Ranch Properties Inc.

Buildings in Design

Two high-tech research-and-development/office buildings, one of 14,600 and the other 11,800 square feet, are being designed for Paxin Electric by Carli Architecture of Los Angeles and San Diego. They will be built on K-4 Road east of Division Road in Lancaster. Paxin will use the larger building and rent the other.

Tech Center Completed

The $6-million Bay Technology Center, a development of Aston-Deere Associates of Newport Beach, has been completed on a 5.2-acre site at 16800 and 16802 Aston St., Irvine, and the first tenant, Triconex, has leased 23,142 square feet. Featuring two two-story research-and-development buildings totaling 110,204 square feet, the complex was designed by Strock Architects and built by Hedley Builders Inc. of Newport Beach, who are currently constructing tenant improvements.

Center Largely Leased

The I 2 Corporate Center, 1149 West 190th St., Gardena, is 86% rented with about 9,000 square feet of space still available, according to Andrex Development of Los Angeles, which said it is designed for "information industry" tenants. The leasing agent is Coldwell Banker.

Completion Slated

The $3.5-million Yale Center at 2229 S. Yale St., Santa Ana, is scheduled for completion this weekend. The 51,000-square-foot center, developed jointly by Grant Building Co. and Bill Singer & Associates, was designed by Strock Architects.

Construction Start Set

The $13-million Miramar Research & Development Complex, Phase 1, will go into construction early in September in the Miramar Industrial Park on Activity Way between Camino Ruiz and Clayton Drive, San Diego. The developer-builder is the Sammis Cos. and architect of the four research-and-development buildings is Tucker, Sadler & Associates.
