The first of two buildings has been completed in the $34.5-million Phase 1 of the 20-acre Century Centre office complex in the Irvine Business Complex and, with 51% of the initial tower committed to lease, the developer plans an immediate start on the second.
The center's master plan calls for the two 13-story semicircular towers of Phase 1 to be followed by three nine-story office buildings (square with one corner rounded off) as Phase 2, for a total of 930,000 square feet of office space. A 400-room hotel is also planned.
The first of two parking structures on the north side of the site has been completed, containing 750 parking spaces.
The first tower, on a 10-acre parcel, contains 223,558 square feet of space and the first tenants are now moving in, including a major tenant, Metropolitan Life Property Services, which has taken 54,345 square feet, according to the center's developer, Robert A. Alleborn Associates.
Functional and Dramatic
The two semi-circular towers will be placed close together but slightly offset. Rather than the straight sides being plain, flat walls, they are designed in a sawtooth form that prompted Alleborn to say that the design is as functional as its is dramatic since "it allows for panoramic office views, multiple corner offices and column-free interior space."
The first two levels of the tower are surrounded by 26-foot columns of granite, providing a covered lobby entry. The rest of the tower features alternating bands of polished granite and bronze reflective glass.
Century red granite with accents of polished black granite highlight the octagonal lobby. The tower's other floors have a more traditional look, with cherry-wood doors, deep-pile carpeting, fabric wall coverings and rubbed bronze accents. The 10th floor has an open terrace-balcony on the side with the sawtooth profile.
Industrial Center Location
Century Centre is at Jamboree Road and Main Street in the Irvine Industrial Center, which is roughly bounded by Barranca Road to the north, San Diego Creek channel to the east, Bristol Street to the south and John Wayne Airport and the Orange (55) Freeway to the west.
