Among those betting that St. Regis is coming are executives at the Ritz and at Orange County's other top luxury hotel, the Four Seasons Hotel Newport Beach, which is undergoing a $10-million renovation of its own.

Unlike the Ritz, the Four Seasons is foremost a business hotel. But it has always had many resort amenities, and carries Auto Club five-diamond and Mobil four-star ratings.

Its renovation includes a $1.5-million upgrade of its pool area with new lights, landscaping and a 17-foot outdoor fireplace; a palm frond-thatched bar; televisions installed in eight cabanas, and a remodeling of the poolside fitness club.

Also completed are renovations of the hotel's top 13 suites and its public rooms. Still to come are a make-over of the rest of its 285 rooms and installation of Internet ports by the pool, said Four Seasons marketing director Carrie Olson.
