Coldwell Banker Residential Brokerage of Greater Los Angeles announced it has acquired the six-office Coldwell Banker Town & Country franchise in Ventura County. The value of the acquisition was not disclosed. The deal represents the first expansion of Coldwell Banker Residential Brokerage of Greater Los Angeles into Ventura County. The merger will include 140 sales associates in office sites in Camarillo, Mission Oaks, Oxnard, Thousand Oaks and Ventura.

A 13-year-old girl diagnosed with a terminal kidney disease is set to receive a computer so that she can complete schoolwork at home. The Make-A-Wish Foundation of the Tri-Counties is planning to present its gift to Jannett Castaneda of Thousand Oaks on Saturday. After a dismal 1995, Ventura County home sales surged during the first month of 1996, rising 7.5% over sales levels a year before. In January, 558 homes were sold throughout the county, up 39 from the same time last year, according to a study released Thursday by TRW-REDI Property Data. The average price of homes sold during the month also rose, from $227,458 in January 1995 to $230,388 last month.

After months of decline, Ventura County home sales leveled off in October, nearly matching the number of homes sold during the same month last year. Countywide, 727 homes were sold in October, down slightly from 730 sold in October, 1994, according to TRW-REDI Property Data. For local real estate agents, the nearly flat number is a welcome change in a year when housing sales have lagged well behind last year's, often by 20%.

Both commercial and residential brokers feel the county's real estate market will come back from a near standstill that followed the quake. "Some changes may have to be made in the terms of home sales that are in escrow," said Stephanie Schieltz, general manager of the five countywide offices of Coldwell Banker Town & Country. "Lenders in the east county are demanding new inspections before escrows close. If there's damage, it will be up to the seller to have it repaired."
