A San Diego-based real estate investment trust said Tuesday that it has agreed to purchase from an Orange County developer a La Puente shopping center for $58 million in cash--one of the largest single-property purchases made by an REIT. Dicker Warmington Properties of Fullerton built the 775,000-square-foot Plaza at Puente Hills shopping center in 1986. Its tenants include an Ikea furniture store, AMC Theaters and a Miller's Outpost.

In one of the largest retail property sales in the San Gabriel Valley this year, Burnham Pacific Properties Inc. of San Diego has paid $58 million for a large chunk of The Plaza at Puente Hills in Industry. Burnham bought a 516,538-square-foot portion of the center from Dicker Warmington Properties, which developed the mall in three phases between 1986 and mid-1992. Someone wants to build a 40-acre spaceship in Burbank. The spaceship wouldn't fly, but just sit in the middle of downtown Burbank. It would contain department stores for earthbound consumers. A Newport Beach developer Friday bought a major chunk of La Habra Fashion Square, taking the first step toward transforming the sleepy mall into a high-volume promotional center. Hopkins Development Co. paid less than $14 million, a comparatively low price, for about 14 acres of the 37-acre mall. The largest of three owners of La Habra Fashion Square--the small, sleepy mall that has been one of Orange County's worst performers for years--is trying to sell its interest in the center for less than $14 million, a price that would mean selling at a loss, sources said Monday. An Orange County developer has proposed converting the 18-year-old mall into a promotional center with high-volume, discount retailers, the sources said.
