Former Los Angeles Times reporter Ruth Ryon, who created the highly popular and enduring Hot Property column on celebrity real estate, died Friday at a hospice facility in Redondo Beach. She was 69. The cause was complications of Parkinson's disease, said her husband, George Ryon. For Angelenos, some of whom visit homes for sale even if they're not looking to buy, Ryon's column quickly became a guilty-pleasure must-read. The first column, which appeared Nov. 25, 1984, led with Johnny Carson buying a house in Malibu for $9.5 million, at the time the most ever paid in that area for a single-family home.

When he drives his 2006 Toyota Land Cruiser to work, William Fleischman can tell if the streets he's navigating are in Los Angeles (bumpety-bumpety) or Beverly Hills (smooth). Among the worst, he says, are the roads just beyond his gated driveway in Holmby Hills, a posh L.A. enclave north of Sunset Boulevard. Along Carolwood Drive, Faring Road and Brooklawn Drive, tree roots have buckled the concrete pavement. Cracks are visible. An orange cone alerts motorists to an 18-inch-square hole filled four inches deep with water.

And the slice of the market luxury for homes sold at $2 million and up set new records at the state, Southern California and L.A. County levels last year.

Mindy Newman was enjoying a peaceful night at home Saturday in Holmby Hills, reading a biography of the late Apple Inc. co-founder Steve Jobs. Then at 10:30 p.m., the kids began arriving on her street "like a swarm of bees," she said. "They were coming in cars. They were coming in cabs. " Beverly Hills police had shut down a party nearby, and it was now migrating and growing by the minute — news spreading via social media and smartphones — to the apparently unoccupied Holmby Avenue house next to Newman's.

Celebrity muscle is behind some mega-bucks Westside property turnarounds, part of a boom in the rapid buy-fix-resell mania known as flipping. Actors Jeremy Renner and Kristoffer Winters have roughly two dozen house flips under their tool belts. They just sold an estate in Holmby Hills for $24 million. The Roaring '20s Art Deco-style mansion, which Winters dubbed the Reserve, is set at the end of a cobblestone driveway on two acres.

As paramedics arrived at Michael Jackson's rented Holmby Hills mansion, the pop singer's personal chef testified that the performer's bodyguard immediately asked her if she signed a confidentiality agreement. Kai Chase told a Los Angeles jury Wedneday that she and the other house staff were told to leave Jackson's Holmby Hills estate by bodyguard Alberto Alvarez, who she said then asked her to sign a piece of paper after learning she hadn't signed a confidentiality agreement. The paper had no letterhead or other signature, Chase testified, but had a paragraph written on it. Chase said she read the text but could not recall its contents.

The Hammer Museum exhibition opening May 25, "A. Quincy Jones: Building for Better Living," redresses what curators consider a major omission in the history of Los Angeles Modernism. Jones, they argue, had as much, if not more, influence on Southern California architecture before his death in 1979 than many contemporaries who have since become icons of the era. Curators say Jones, who collaborated for much of his career with Frederick Emmons and lectured at USC for nearly three decades, has gone mostly unrecognized beyond his reputation for designing opulent houses for the wealthy, such as Sunnylands, the Walter Annenberg estate in Rancho Mirage and Gary Cooper's stunning home in Holmby Hills.

The Los Angeles paramedic who answered the emergency call to the Holmby Hills mansion where Michael Jackson lived said that the condition of the singer resembled that of a cancer patient who had come home to die. Richard Senneff testified Tuesday that Jackson's body was pale and so underweight his ribs were showing. “To me, he looked like someone who was at the end stage of a long disease process,” said Senneff, the lead-off witness in a wrongful death suit against concert promoter and entertainment giant AEG. FULL COVERAGE: AEG wrongful death trial The paramedic told jurors he noticed oxygen tanks, an IV pole and an IV bag in the room, along with Dr. Conrad Murray, who he said told him that he was a cardiologist.
