Two companies based here--O'Donnell Armstrong & Partners Inc. and Sammis Co.--are discussing a merger that would place the combined firm among the nation's largest commercial real estate firms. Don Grant, O'Donnell's chief operating officer, and John Hagestad, Sammis' executive vice president, said Tuesday that the two concerns have been studying the benefits of a merger since fall and might make a decision as soon as next month.

Irvine-based O'Donnell, Armstrong & Partners, in a joint venture with the Boston Co. of Boston, has purchased for $15 million a 131-acre parcel in Rancho Cucamonga at Arrow Route and Milliken Avenue.

Sundstrand Data Control Inc. has signed a 10-year, $6.5-million lease for 70,025 square feet in the O'Donnell Business Complex, 40 Parker Ave. in the Irvine Spectrum. O'Donnell, Armstrong & Partners is developer of the complex. Sundstrand leased the space for its Trans Com Systems division.

The HTL-Kin-Tech division of Pacific Scientific Co. has signed a 10-year, $3.7-million lease with Metropolitan Life and O'Donnell, Armstrong & Partners for 60,000 square feet of research-and-development and manufacturing space in Yorba Linda. HTL-Kin-Tech employees will move into the space, at 22715 Savi Ranch Parkway, in September. The lease was handled by Cushman & Wakefield of California.

Ground has been broken on the first phase of a $23-million, 26-acre development in Irvine Spectrum. Known as One Technology Park, the 10 buildings of the 15.3-acre Phase 1 will total about 193,000 square feet and will be ready for occupancy in the spring. Five of the buildings will be one-story, industrial facilities, and the others will be two-story office buildings. One Technology Park is a joint venture of O'Donnell, Armstrong & Partners and Irvine Industrial Co.

O'Donnell, Armstrong & Partners, development manager for Metropolitan Life Insurance Co. has announced the signing of a 10-year lease valued at $8.6 million with SensorMedics for 120,000 square feet in SAVI Tech Center in the late summer. The center is part of the 200-acre SAVI Ranch Business Park at Weir Canyon Road and the Riverside (91) Freeway.
