A Japanese developer unveiled plans Tuesday to build $400 million worth of office towers, shops, a hotel and housing north of Santa Ana's downtown in one of the largest real estate developments in the city. The project, if approved and completed, will forge another link in the massive redevelopment of Santa Ana's aging Main Street, which runs between the city's northern and southern boundaries. It would start with a 32-floor office tower, the tallest in Orange County. Restaurants, shops, a movie theater, condominiums and a health club would surround the high-rise. Santa Ana's first deluxe hotel--yes, first, not counting smaller motels and inns--would follow a couple of years later. To say the least, the $500-million Main Street Concourse project would be an ambitious undertaking--and a welcome conversation piece in the comatose commercial real estate industry. But will it still happen?

Zelman Development Co. sold a building and nearly 18 acres of land in Torrance's Civic Center Business Park for more than $18 million to a partnership of Epson Corp. and Shimizu America Corp. Boise Cascade will remain the tenant in the 114,000-square foot industrial building according to William D. Feldman Associates, the brokerage that represented Zelman.

Plans for a $500-million development that will create thousands of jobs and include the county's tallest building were approved unanimously by the City Council Monday night. The Main Street Concourse will be built on 17 acres on Main Street between Owens Drive and Lawson Way and will generate as many as 4,500 permanent jobs, said Mike Cutri, a spokesman for the developer, Tokyo-based Shimizu America Corp. It will also create as many as 2,000 temporary jobs during each phase of construction.

The Planning Commission will hold a public hearing tonight on whether to recommend approval of a $500-million construction project that would include the county's tallest building. The 1.9-million-square-foot Main Street Concourse was proposed by the Newport Beach-based Orient Corp. of America and Tokyo-based Shimizu America Corp. Plans include both residential and commercial space, and the project would provide 4,500 permanent jobs if completed.

Sharp Electronics Corp. said Monday it will spend $34 million to build a regional headquarters here that will employ 265 and serve as the hub for sales, marketing, service and warehousing operations in the Western United States. The 539,000-square-foot complex, which includes a warehouse, will be built on a 23.4-acre site at Springdale Street and Bolsa Avenue. The vacant property was purchased from neighboring McDonnell Douglas. Sharp will be moving from its regional offices in Carson.

The first phase of the long-awaited Japanese Friendship Garden in Balboa Park will open this summer, the garden's landscape architect said Thursday. The 11 1/2-acre project, which has been contemplated for more than 20 years, is being built in five phases and will cost $11.4 million. The group sponsoring the garden, the Japanese Friendship Garden Society Inc. of San Diego, has raised $1 million so far to help complete the initial phase.

Pacific Financial Group has sold its interest in Century City's ABC Entertainment Center to an investment group led by City Center Group partners Juri Ripinsky and Malcolm Kingston for about $55 million, local brokers report. ABC Entertainment Center Associates acquired an exclusive leasehold interest in the 580,000-square-foot complex for a term set to expire in a little more than 12 years.
