The real estate brokerage founded by professional football Hall of Fame quarterback Roger Staubach will return to Los Angeles this week. Two years after Staubach Co.'s first short-lived L.A. office closed, the 21-year-old firm is trying again. Veteran local tenant broker Robert Chavez will head Staubach Co.'s new Westwood office--the brokerage's 26th nationwide--which will be responsible for Los Angeles and Ventura counties.

Toyota Motor Sales USA Inc. has purchased 409,200 square feet at 6505 Paramount Blvd. in Long Beach from 6505 Paramount Associates. The 9.4-acre site, which sold for $6.35 million, will be used by Toyota to expand its existing manufacturing facility. L. M. Cummings of the Staubach Co. represented Toyota and Industrial Commerical represented the seller.

Corporate real estate consultant Equis Corp. has appointed J.D. Cook senior vice president of the company's Los Angeles office. Cook is the former senior vice president of the Staubach Co.'s Los Angeles office. He also was manager of the western region for Credit Suisse First Boston Realty Corp. and a senior vice president of Cushman Realty Corp., which later merged with Cushman & Wakefield. Chicago-based Equis has 28 offices in the United States and five overseas.

Steadfast Properties has bought five acres in Newport Beach that it plans to develop into a pair of campus-style office buildings costing $20 million. The Newport Beach developer said it will build nearly 100,000 square feet of offices on the land, at 20401-11 Birch Street. The site became available when another developer failed to build on the property in the early 1990s, the company said.

Internet consulting firm IXL Inc. has signed a $40-million, 10-year lease for 100,000 square feet of office space at Arden Realty Inc.'s new Howard Hughes Center development at Howard Hughes Parkway and the San Diego Freeway. With the signing of the four-floor IXL lease, the 10-story, 240,000-square-foot building at 6060 Center Drive is 85% leased, said Robert Chavez of Staubach Co., who represented Atlanta-based IXL along with Staubach's Peter London.

Cresa Partners, a Boston-based commercial real estate brokerage with offices in Southern California, said Kevin J. Hayes is now chief executive. Hayes was head of Cresa's Orange County branch and will continue to operate from Newport Beach. Cresa did not have a CEO, Chairman Bill Goade said. Hayes, 49, came to the company last year when he led the conversion of his office from an outpost of competitor Staubach Co. to Cresa.

A conceptual agreement on a real estate deal that would help finance a new city library has been announced by the City Council. Council members said Monday only the final details remain to be ironed out on a land swap that would exchange a vacant parcel owned by the city for a smaller piece of land owned by the Mission Viejo Co. City officials hope to net between $2 million and $2.5 million from the trade.
